IICRC S500 Dehumidifier PPD & Air Mover Sizing Calculator (Class 1–4 Water Intrusion)
Engineering Formula (ANSI/IICRC S500 (5th Ed.) §14.4.1 & §14.4.2)
Dehumidifier PPD = Cubic Footage (L × W × H) ÷ IICRC Class Factor (LGR divisor: Class 1 = 100, Class 2 = 50, Class 3 = 40; Desiccant ACH: Class 4 = 2–3 ACH). Air Movers = 1 per 50–70 SF of wet floor + 1 per 100–150 SF of wet wall/ceiling >2 ft + 1 per wall inset/offset.
ANSI/IICRC S500 (5th Ed.) §14.4 establishes the industry-standard mathematical formulas for initial drying equipment placement on water mitigation claims: Air Movers (Xactimate WTR DRY) are calculated from affected surface area (1 air mover per 50–70 SF of wet floor plus 1 per 100–150 SF of wet wall/ceiling above 2 feet and 1 per inset), while Dehumidifiers (WTR DHM / WTR DHM>) are sized by dividing the room cubic footage by the Class 1–4 chart factor for Low Grain Refrigerant (LGR) or Desiccant systems. Desk adjusters frequently under-approve air movers or downgrade XL LGR units when estimators omit the cubic-foot and linear-wall math from the Xactimate F9 note. Reference Table
| IICRC S500 Class of Water Intrusion | LGR Dehumidifier Divisor (CF ÷ Factor = AHAM PPD) | Air Mover Spacing Rule (WTR DRY) |
|---|---|---|
| Class 1 (Least water absorption, <5% wet porous surface) | Cubic Feet ÷ 100 = Required LGR PPD | 1 Air Mover per 50–70 SF of wet floor + 1 per offset |
| Class 2 (Significant absorption, 5%–40% wet carpet/wall) | Cubic Feet ÷ 50 = Required LGR PPD | 1 Air Mover per 50–70 SF wet floor + 1 per 100–150 SF wet wall >2 ft |
| Class 3 (Greatest absorption, >40% walls/ceilings wet from overhead) | Cubic Feet ÷ 40 = Required LGR PPD | 1 Air Mover per 50 SF wet floor + 1 per 100 SF wet ceiling/wall |
| Class 4 (Bound water in hardwood, plaster, concrete, brick) | Desiccant CFM = (Cubic Feet × 3 ACH) ÷ 60 | Directed cavity / rescue mat airflow (WTR WFI / WTR WALLD) + perimeter fans |
Copy-Paste Xactimate F9 Note
F9 NOTE (IICRC S500 EQUIPMENT SIZING — WTR DHM> / WTR DRY): Initial drying equipment quantities were calculated strictly in accordance with ANSI/IICRC S500 (5th Ed.) §14.4.1 (Air Mover placement: 1 unit per 50–70 SF of affected floor plus 1 unit per 100–150 SF of affected wall >2 ft and wall offsets) and §14.4.2 (LGR Dehumidifier initial PPD = Total Room Cubic Footage ÷ Class Factor). Rounding up to the nearest whole unit is required because fractional drying machines cannot be deployed.
